Burton Street History takes insurance seriously as part of our commitment to responsible construction, restoration and refurbishment work. We maintain appropriate insurance arrangements for our business activities and review our cover to ensure it remains suitable for the work we undertake.

Our Construction Insurance

Construction and restoration projects involve risks to employees, clients, members of the public, property, materials and completed work. Our insurance arrangements are designed to provide appropriate protection against insured risks and to meet applicable legal and contractual requirements.

Our insurance cover may include Employers’ Liability, Public Liability, Contract Works or Contractors’ All Risks, Professional Indemnity, motor and other business insurance where relevant to our activities and individual projects.

Employers’ Liability Insurance

Where required by law, Burton Street History maintains Employers’ Liability Insurance to protect against claims arising from employee injury or illness connected with their work.

Employers’ Liability Insurance is a legal requirement for most UK employers. The minimum statutory level of cover is £5 million, although policies may provide a higher limit.

Our current insurance certificate can be provided where appropriate to confirm the insurer, policy period and applicable level of cover.

Public Liability Insurance

Public Liability Insurance provides protection against claims involving injury to third parties or damage to third-party property arising from our business activities, subject to the terms, conditions and exclusions of the policy.

This cover is particularly relevant to construction and restoration work, where activities may take place around clients, neighbouring properties, other contractors, visitors and members of the public.

Where a project or client contract specifies a particular level of Public Liability cover, we review the requirements before undertaking the work and ensure that the applicable insurance arrangements are suitable.

Contract Works Insurance

Where required for a project, Contract Works or Contractors’ All Risks Insurance can provide cover for physical loss or damage affecting construction works and associated materials during the period of the project, subject to the policy terms.

The responsibility for arranging insurance for contract works can vary according to the building contract and project circumstances. Where applicable, we review the contractual insurance requirements before work begins.

Existing buildings and structures may have separate insurance arrangements from the new or refurbished works. We therefore encourage clients to confirm their own buildings insurance position before construction or restoration work starts.

Professional Indemnity Insurance

Where our contractual responsibilities include professional services, design responsibilities or other activities requiring professional indemnity protection, the relevant insurance requirements are reviewed as part of the project arrangements.

Professional Indemnity Insurance can provide protection against certain claims arising from professional errors, omissions, negligent advice or design-related services, subject to the policy terms and the scope of cover.

Motor and Equipment Insurance

Where business vehicles are used for construction activities, appropriate motor insurance is maintained in accordance with applicable UK requirements and the permitted use of each vehicle.

Where relevant to our operations, insurance arrangements may also cover tools, equipment, hired plant and other construction-related property. The precise scope of cover depends on the applicable policy.

Project-Specific Insurance Requirements

Construction projects can have different insurance requirements depending on their size, value, location, contract terms and nature of the work. Some clients, contracts or professional advisers may require specific insurance limits or additional cover before work begins. Project insurance requirements should also be considered alongside our service terms.

We review relevant requirements for individual projects and work to ensure that the appropriate insurance arrangements are in place before undertaking work where additional cover is required. We also consider applicable construction legal requirements when reviewing project obligations.

Evidence of Insurance

Clients may request reasonable evidence of our current insurance arrangements where appropriate. Subject to confidentiality and insurer requirements, we can provide relevant insurance documentation or certificates confirming applicable cover.

Insurance certificates should always be read together with the underlying policy wording, schedules, endorsements, exclusions and conditions, as these determine the precise scope of cover. The insurance cover is separate from our responsibilities concerning workmanship and completed projects, which are addressed in our construction warranty.

Keeping Our Cover Up to Date

We review our insurance arrangements periodically and when there are significant changes to our business activities, employees, vehicles, subcontractors, project values or contractual obligations.

Maintaining suitable insurance is one part of our wider approach to responsible construction. We also follow appropriate health and safety standards, use competent workmanship, apply project controls and consider contractual responsibilities when planning and delivering building and restoration work.
